Anyone have experience with creating or attempting a boondocking agreement with a private property owner?

I realize this is a complex issue so I’m looking for insight from anyone that’s tried this. My van is rusting out and won’t be drivable soon but still provides a perfectly good living environment if I could find somewhere in NJ to park it
