Dubai Rental: Water heater leaking, landlord says i have to pay
Hi, I need some advice regarding maintenance responsibility in a rental apartment in Dubai.
I am renting a furnished apartment directly from the landlord (not through a real estate agent).
There was a leak from the false ceiling in the bathroom. I contacted maintenance and they came and checked it. They told me the leak is coming from the water heater. They have stopped the water supply to the heater for now.
I informed the landlord about this, but she says that it is my responsibility.
I checked my tenancy contract and I believe the maintenance clause says that major plumbing/mechanical maintenance is the landlord's responsibility, while minor repairs up to AED 500 are the tenant's responsibility. I will attach screenshots of the relevant part of the contract.
I have a video of the leak as well, but I don't have anything in writing from the maintenance team confirming that the water heater is the source.
What do you guys think? Is this my responsibility or the landlord's ?
And also what are the options i have? should i complaint somewhere? is it worth the time and money and all others i need to know. thanks in advance
