Does this seem a little high?
I'm trying to find a contractor that will demo a 12' x 18' sunroom on deck on back of my home, small deck in front of it, slab the area with concrete and build a 18' x 28' dry shell in it's place. Exterior finished in siding but interior unfinished, just studs and concrete. I was also having a new roof put on my home and shop (no tear off). Total is right at 82K. That feels a little much, and seem like he is on the high end if not over the pricing scale. Fo example $15K to demo a 206 square foot room and a 8 x 10 deck in front of it? There's literally two walls a low stick built roof to remove and it's sitting on a deck foundation, dirt underneath. Guy at work has had whole homes tored down to nothing and hauled off for 10K. Point is that price would wipe me out, with very little to finish the room and I have a fence I need to do. I've got a few more quotes coming in but this shocked me. Plus he wants half up front and I am not comfortable with this. I understand he needs to buy materials but this leaves no incentive for him to finish the project. I'm ok with paying in milestones, half of the demo first, balance when done, half of the concrete and balance when done, half of the framing and balance when done and so forth.....but handing someone 42K over blindly I am not cool with that.
