Second floor addition

I own a 1,866 sq ft single-story built in 1995 in an Austin TX suburb, bought before the spike hike, refied during covid at \~2%, mortgage is about \~150K, home appraised by district at about \~400k. No HOA. I'm exploring adding a full second story to roughly double the square footage.

We are not living in the house at the moment. I would sell the house I'm currently in. Maybe net 60\~80K on the sale. Put another 50\~100K out of pocket and finance the rest.

Here's the concept:

\- Remove existing pitched shingle roof entirely

\- Build second story directly above original footprint with completely flat roofline / rooftop azotea terrace w/ TPO flat roof membrane instead of shingles

\- Ground floor exterior stays somewhat completely untouched — same red brick, same windows, same layout.

Before I engage structural engineer(s)/architects, builders etc... am I crazy? Should I just sell and buy?
