What do you wish you had known before buying your first home that nobody tells you until you’re already living in it?

Because the inspection covers the structure but nobody warns you about the thousand small things that will need attention the moment you sign the paperwork and move in.

For me it was the gutters. Nobody talked about the gutters. Not the realtor, not the inspector, not my parents who have owned a home for thirty years. I moved in in the spring, felt great about everything and by autumn I had a minor flooding situation along my foundation because I had no idea gutters needed cleaning twice a year and apparently mine hadn’t been touched since the previous owners moved in sometime during a different era entirely.

Forty dollar gutter cleaning tool. Would have saved me a lot of stress and a very unpleasant Saturday if someone had mentioned it existed before I needed it desperately.

The other thing nobody tells you is that something will always need doing. Always. There is no finish line where the house is just done and requires nothing. You fix one thing and something else introduces itself. That’s not a problem with your house that’s just home ownership and the sooner you make peace with it the better your weekends feel.

Budget for the unexpected. Not if something goes wrong. When.
