seller said “utilities at the road.” they meant across a ditch you don’t own
Looked at a cheap lot last week. listing was clean. price was stupid low. seller comments all said power and water at the street.
Pulled the GIS + utility maps.
power is on the other side of a drainage ditch. the ditch and the strip next to it are not part of the lot. it’s a separate easement / county drainage. so “at the road” = you see the pole. you don’t have a legal hookup without crossing land that isn’t yours.
water line stops one parcel short. previous owner never paid the tap fee. listing never mentioned that.
no floodplain on the Zillow card. FEMA layer says a chunk of the back is AE. not the whole lot, enough that a lender or a perc test gets annoying.
photos were just grass and a gate. gate is on a neighbor’s fence line.
not trying to sell a report. just saying “utilities at the road” is the most common lie after “no restrictions.” look at who actually owns the last 30 feet to the pole. #home
