Buying a home with termite damage on beam work in basement

Hi all, first time homebuyer here. Our offer was accept but during inspection we found termite damage in the basement along with leaking issues, inspector thinks there is poor drainage away from the house so we found some rotting cyl beams. There's also a major beam that has been eaten by the termites, which has caused the house to settle and cause a 4 ft crack upstairs in the kitchen on the ceiling. The garage is also eaten up at the base.


The inspector thinks the termites have been eating the house for awhile, maybe many years (they are the kind that is in the ground). We had a pest guy come and he quoted 1200 to install the in ground system and our contractor quoted 23,000 to replace the beams and fix the rotted areas, although he did say he doesn't know what's behind the walls until he takes them down.

We already bid our max price (650) for this house and won't have much left over but we beat out 8 other offers in very competitive housing market. We were so excited about the house and are now feeling really upset. The neighborhood and backyard are perfect but with these problems, do we proceed? We are not very handy people but have a good set of contractors that we know but everything is still so expensive.
