Should I worry about a small leak in my roof that happens once a year?
I have a small leak from a section of my roof. I think it aligns with where the chimney breast that is installed at the time of the build but is not in use. When it does leak, there's a small patch on the corner of the ceiling.
It has only happened twice in the last 3 years we have lived here. The house is 3 years old. It does not correlate with how heavy the rainfall is - today was torrential and there is no leak. It seems the rain has to come at a certain direction for this to happen.
So we called the homebuilders out the first time it happened. Someone came to look and attributed it to driving rain. They did some work and it didn't leak again for a year.
The next time it leaked, our homebuilders have gone bust. So the new build warranty insurers came out to survey the damage. They went into the attic and couldn't see anything. It was all dry and there is no damage. They costed the remedial works to be £3,000.
I know that £3,000 is a lowball offer because after scaffolding there is nothing left. So they ask me to get a quote to bring back to them and they will match, or meet in the middle depending on whether they agree to the scope of works.
I've rang two roofers. No one is interested in this work because they can't guarantee it and finding the problem is near impossible?
At this point I'm thinking to just take the £3,000 and live with this problem that only happens once a year and does no damage.
